New single-story low-maintenance homes have been introduced in Sun City Hilton Head, in the Duets collection, steps from where the latest $45 million amenity campus for recreation, entertainment and fitness is taking shape in Del Webb’s 55-plus active adult community.
 
The two new floorplans both feature two bedrooms and two full baths, an open concept kitchen and gathering room and two-car garage. Welcoming front porches face parks and lagoons within the gated community.
 
Del Webb plans to build only 76 of these latest Duets floorplans in Sun City West, the newest section of the award-winning community in Bluffton and about a half-hour to Hilton Head Island beaches and downtown Savannah’s River Street. Both floor plans are about 1,360 square feet with prices starting just under $350,000.
 
“The Brilliance and Caledonia Duets have been thoughtfully designed for those who want the comfort of new construction with plenty of smart home technology choices and an affordable low maintenance lifestyle to free up time to enjoy all of our abundant entertainment and recreation choices,” said General Sales Manager Carter Faucette. “Del Webb is committed to not only providing world-class amenities, but also to continually enrich our resident experience at Sun City Hilton Head.”

For those on a short timeframe, two quick move-in Brilliance Duet homes are expected to be completed next month.
 
The new amenity complex, also in Sun City West, is expected to open in 2026, making the community the most amenitized Sun City in the country. It will be the fourth grand social hub for residents of Sun City Hilton Head, the largest active adult community in the Lowcountry, which already boasts $150 million in amenities.
 
Two buildings are central to the new amenity campus. The majestic 42,150 square foot multi-purpose clubhouse can be transformed to accommodate gatherings of up to 500 people and a separate two-story state-of-the-art fitness center is designed for strength training, exercise classes, spinning and yoga. The sports complex also has an indoor swimming pool, indoor courts for pickleball, tennis, volleyball, and basketball, making it the only community in the area to feature both indoor and outdoor pickleball courts.
 
For relaxing outdoors, residents will enjoy a coastal-inspired Baja sun deck and cabana style seating around the pool in addition to a pair of fire pits. It will be the eighth swimming pool within Sun City.
 
Additional amenities will also include:
  • An outdoor amphitheater for movie night, large get-togethers, and concerts
  • Treadmills and ellipticals beside an indoor track that overlooks the multi-sports court
  • Locker rooms and resident spa area for massages after a day on the links
  • Multi-purpose rooms to accommodate clubs and hobby studios
  • A game room with billiards and arcade games
Sun City Hilton Head’s vast amenities already include a 9,000 square foot woodworking shop, three fitness centers, three dog parks and access to the Okatie River with a kayaking launch.

“We are proud to be the only area community where you can hop on a golf cart for a trip to the doctor’s office, bank, restaurants, grocery store, post office, shops and other area conveniences,” said Faucette. “Residents will make good use of our golf cart connectivity bridge, which will link Sun City West to the rest of Sun City when complete early next year.”
 
With more than 8,500 homes on 53,000 acres, Sun City Hilton Head residents enjoy three 18-hole golf courses, a 540-seat performing arts center, three restaurants, a 20-acre fishing lake and nearly 40 athletic courts. A full calendar of events includes about 200 clubs and groups with a range of interests from wine tastings, art classes and day trips, planned by the full-time on-site Lifestyle Department.
