Summerville, SC – Nexton, the most innovative and walkable community in South Carolina, announced the sale of 23.66 acres to Charlotte-based Crosland Southeast. Located at the northeast corner of Brighton Park Boulevard and Nexton Parkway, the property will become the first phase of One Nexton, a Publix-anchored mixed-use development that will also feature 37,500 square feet of retail space as well as a corner outparcel and 351 Class-A apartments.
Currently in final design and engineering, the first-phase apartments are expected to break ground in late summer 2022 and deliver in fall 2024.
Upon full buildout of its multiple phases, One Nexton will deliver an immersive community experience with its featured green space for year-round programming and activations, plus additional parks and trails that connect to the greater community, all of which are walkable and bikeable to the 7,500 homes in Nexton. Future phases will also include a hotel, office space and additional retail and Class-A apartments.
“One Nexton illustrates that Nexton continues to be a national leader in modern community design,” said Brent Gibadlo, vice president and general manager of Nexton. “By fostering thoughtful commercial and residential growth along Charleston’s I-26 growth corridor, we can provide everything our residents want and need while cutting down on commute times and improving quality of life by allowing them to live, work and play and shop all within a short walk or drive from their homes.”
Situated less than a mile from the nearest major commuting route along Interstate 26, One Nexton will provide approximately 150,000 square feet of high-quality shopping and dining space throughout its multiple phases. In the next 5-7 years, an office core will additionally be established surrounding the development, further cementing Nexton’s position as the Charleston metro region’s third major employment center.
“We’re proud to bring another enhancement to Nexton’s visionary community,” said Peter Pappas, Managing Partner with Crosland Southeast. “One Nexton will create more employment and business development opportunities for Nexton while also providing meaningful spaces where people can connect and be active.”
Charlotte-based Shook Kelley was selected as One Nexton’s master designer, Charleston-based SGA Narmour Wright Design is the multifamily architect and Alpharetta-based Hiscutt & Associates, Inc. is the phase-one retail architect.
Jeff Yurfest with The Shopping Center Group is responsible for One Nexton’s outparcel and retail leasing activity. Daniel Pellegrino and Seth Clark with Bridge Commercial represented the seller, Brookfield/NASH in the sales transaction.
