Q: As a resident and on-site sales for Poplar Grove in your opinion what is Poplar Grove’s #1 attribute?
A: It is hard to pick just one! I would say our amenities and wider range of options and price points is what brings most of our buyers out to Poplar Grove. Having everything from townhomes and cottage sized lots, to half acre and multiple acre homesites truly sets us apart from typical Charleston neighborhoods. As a resident, I enjoy the thriving social scene which includes monthly social events like oyster roasts, barbecue cook off contests, weekend get-togethers and more. From the fitness center, saltwater pool and community boathouse to the 5 miles of waterfront (including a deep-water boat landing and dock) and Equestrian center nestled among historic rice fields and plantation era canals, Poplar Grove must be seen to be believed.
Q: What do most potential home shoppers say when they visit Poplar Grove for the first time?
A: It is so peaceful and beautiful; it feels like living in a park! That is how the community was designed, with almost every home overlooking a park, pond, marsh, or preserved wetland.
Q: From your current homeowners’ point of view what is the main reason they chose to live at Poplar Grove?
A: You get incredible value for your money- more luxury/quality construction, more land for those who want it, and more amenities than most other neighborhoods.
Q: With your firsthand knowledge, what are the main benefits of this location?
A: I moved from Mount Pleasant where it could take an hour to go a few miles. I love that I do not get in traffic and I can be at the grocery store in less than 5 minutes, Costco in 10-15, downtown is only a few miles away, it is easy and quick to get on I-526, or go to the beach or airport.
We are surrounded by salt water marshes, wooded areas, green open park spaces, with deep water access and walking trails along some of the most beautiful land in all of Charleston.
Q: Poplar Grove has a tremendous list of both natural and manmade amenities, what do you consider Poplar Grove’s overall top three?
A: 1. 5 miles of waterfront culminating at a pristine amenity center with spacious observation decks.
2. Deep water amenities including a boat landing and boathouse with deep-water dock, and on-site boat storage.
3. Miles of trails for walking, biking, and hiking.
Q: Poplar Grove is made up of enclaves, what type of homesites and homes are being offered in each? Tell us about Poplar Grove’s enclaves.
A: The Landing has cottage lots that offer an old-fashioned sense of community with ponds/marsh views and green parks. Homes and townhomes start from $399,000, including typical upgrades.
The Preserve is gated and designed for custom homes on larger lots. Lots range in size up to 3 acres and have a variety of features including marsh-front, deep-water, dock-ready tidal creeks, ponds, lagoons and lakes. Lots start at $109,000 and homes range from the High $500’s to million-dollar estates.
The Pastures is also gated and features 5 to 21-acre estate sites for an idyllic country estate. Lots start at $227,000 on paved streets and offer the freedom to garden, pasture horses, raise chickens etc. while still enjoying the amenities and convenience of a beautiful master planned community.
Larger 21 – 100+ acre lots are also available on request.
Q: Are these enclaves’ homes considered custom, semi-custom or production?
A: The Landing has a great mixture of high-end production, semi-custom, and fully custom homes.
All other sections are considered to be custom.
Q: If someone were to purchase a homesite, do you have available floorplans for them to choose from? If yes, what makes your floorplans and construction standout? How does this work?
A: In the Landing we do have floorplans. We offer both one and two-story plans and can work with each client to customize the home for their needs. All of our plans have the master on the main floor, with luxury items like 10-foot ceilings, coffered ceiling details, crown molding, hardwood floors, and specialty lighting included in the base price. We have an in-house designer to help you add designer touches throughout the home. In the other sections we can help you find a plan from reputable architects, custom design a plan specifically for you, or modify one of our existing plans.
Q: Can buyers use their own builder?
A: In the Preserve/Pastures and Plantations they can choose an outside builder or the preferred builder (Southeastern Family Homes). In the Landing the builder is Southeastern Family Homes.
Q: Do you have available spec homes? Any for immediate move-in?
A: Yes, we have some that are ready for move in now. We currently have two one-story plans that are move-in ready in the low $400’s, and a luxury 4-bedroom 4-bath modern Farmhouse with unobstructed marsh views for $750,000.
We have many other specs under construction right now with varied dates of completion.
Southeastern Family Homes has a spectacular custom-built home in the Preserve that sits on over 3-acres on the Marsh. This home is a must see, almost complete and available in the $800’s.
