According to Mollie Carmichael with Zonda, the top-selling master-planned communities in 2024 are leading the market by offering a range of amenities that resonate with today’s buyers. Here are the top 11 masterplan community features Carmichael highlights as the most popular trends this year.
 
1. Water Features: The Most Desired Amenity
Water amenities are at the forefront of community planning in 2024. "Water is increasingly preferred over grass because it is more environmentally sustainable," says Carmichael. The added value they bring to a community is unmatched.
 
2. Quality Schools: A Magnet for Families
Schools are pivotal in attracting new residents. “You can never have enough quality schools,” Carmichael emphasizes. Newly established schools are a powerful draw for families and can significantly boost community absorption rates. In the last decade, several new schools have been established in Berkeley, Dorchester, and Charleston counties to accommodate the expanding populations in these areas.  
 
3. Embracing Arts and Culture
Top-performing master plans are incorporating spaces dedicated to arts and culture. “As demographics shift towards younger generations, the demand for diverse and inclusive cultural programming is growing,” says Carmichael. Whether through parks, events, or educational systems, celebrating different cultural expressions is essential.

Developers are exploring new transportation methods to enhance mobility within communities. “Providing residents with easy access to local amenities like restaurants and medical facilities is crucial, particularly for active adults who want to age in place,” notes Carmichael.

The need for community workspaces, whether in clubs or coffee shops, is expanding. “Remote work is evolving rapidly, and community planners must adapt to these changes,” says Carmichael. Expect this trend to continue growing in the coming years.

Community farms are becoming a staple in master plans, emphasizing local food and healthy living. “Involving the community, especially children, in farm programs is incredibly beneficial,” Carmichael points out. These farms provide fresh produce and engage residents in sustainable practices.
