Dunes West, what are the main benefits of this community and location?
A: Dunes West offers the upmost in exclusivity: it is the only gated community in Mt Pleasant with fully guarded gates, 24-7. Dunes West boasts 3 gorgeous pools, and the one located nearest the clubhouse is adults-only. There are 8 tennis courts, an athletic room for working out, miles and miles of jogging and walking trails, and an Arthur Hills golf course and Country Club. The convenient Mt Pleasant location off Hwy 41 is close to wonderful restaurants, shopping, beaches and downtown Charleston!
Q: What makes
Dunes West Townhomes so special and different from other area townhomes?
A: Located behind the front gates, you’ll find Dunes West’s townhomes are situated in peaceful, private enclaves. The Cooper townhome enclave is in the Riverview sub-section, and the Wando/Ashley enclave is in the Marshcove subsection. Our townhome owners also have docks to enjoy, a dog walking area, and many more amenities.
Q: What amenities are located within Dunes West and do townhome owners have access to them? Do townhome owners have any exclusive amenities? What about nearby recreation?
A: Dunes West is known for the great amenities…an incredible selection of pools, tennis, and award-winning golf and Country Club are available via the Dunes West Golf & River Club membership. The Marshcove townhomes also have their own private park area for dog walking, a firepit, a grill station area and relaxing hammocks. These are included amenities exclusive to Marshcove Townhomes. Nearby recreation can include wonderful shopping, dining and beaches!
Q: In your experience with homebuyers at this community, what do you think are the top three reasons they buy here? After they’ve been living here have you heard them add any more reasons to the list?
A: There is no question that our buyers love the amenities, especially those for the townhomes. They also like the larger attached garages, and the curb appeal is very special. The townhomes are architecturally pleasing, with attractive features like the Wando having a double front porch and the Ashley having tin covered porch roofs.
About the Floorplans & Features
Q: What is your most popular floorplan and why?
A: The Ashley because it has a larger kitchen and larger loft area.
The Wando is also popular with double front porches; one of the porches is off the second-floor master suite.
Q: If this floorplan doesn't exactly suit my needs, what structural modifications are available?
A: You can find the structural options available listed in the brochures. For example, in the Ashley, you can forego the loft and make a 4
th bedroom, upgrade to a gourmet kitchen, and upgrade the master bathroom shower.
Q: Your ad says “built with today’s best features” – what are they and why do they standout?
A: The included features are very nice, but there are also many upgrades to the flooring, countertops, cabinets, etc., that can be chosen at our brand-new state of the art Design Center. Some of our best included features are Tankless Rinnai hot water heaters, hardwoods on first floor, granite countertops in the kitchen, low-e windows, 10’ ceilings on first floor and 9’ ceilings on the second floor and many energy efficient items that come included.
Q: I saw you advertise a flexible multi-use loft, what is this and what makes this unique?
A: This feature is unique to the Ashley; the loft can be changed to be used as a 4
th bedroom.
Q: Dunes West Townhomes also advertise a “gourmet kitchen” what does that include?
A: If you upgrade to the gourmet kitchen, you receive a wall oven/microwave combo, and a 5-burner cooktop with gorgeous hood.
Q: What actually is a spa-like shower?
A: The master showers can be upgraded to have a seat, rainhead showers above, and tile that goes to the ceiling.
Q: If you had to pick three of the most popular upgrades that you have seen buyers repeatedly choose, what would they be?
A:
- Upgrading granite to quartz
- Cabinets to the ceilings in our kitchens
- Adding hardwoods to 2nd floor along with site-finished stair treads on staircase
Pricing
Q: I understand that the base pricing advertised on townhomes probably isn’t reflective of what townhomes are actually selling for once buyers have added all of their design options and upgrades. What do you think is the typical design budget of most homebuyers in this community? If you had to guess a low end of the spectrum what would it be? On the other extreme, what would be the most opulent on the higher end?
A: Our base pricing begins at $330K. Low end would be an interior unit around $370K. High end would be an end unit around $400K.
