When you visit the model home at a new construction community there’s a lot to consider besides just the floorplans.  Decorated model homes are typically loaded with options and upgrades highlighting the best that the builder has to offer in aesthetics and functionality.  You’ll especially notice this in the kitchen, where builders include large multi-functional islands, stunning stovetop hoods, custom or recessed panel cabinets, granite and quartz in a multitude of colors, and other thoughtful design elements.

What are some of this year’s most popular design features?  Flooring now has more wood or “like wood” options in addition to tile, carpet and vinyl. In the family room and owner’s suite you may find interesting overhead work, such as wood-plank, exposed-beam, or vaulted and trey ceilings, along with exquisite showers and tile work in the owner’s bath. Builders also express creativity with details, such as neat nooks or bookcases under stairways or near the fireplace, extra storage and shelving in the living or laundry rooms, or work areas that serve as flex spaces for future growth.

Maybe you’re most concerned with energy-efficient options. Does the home come with standard Green Guard House Wrap, which provides superior resistance against moisture and helps keep your electric bill lower? Are there dual-pane, insulated low-E energy-efficient windows, which reduce the effect of UV rays on your furniture and contribute to a more consistent indoor temperature? Is the home certified energy-efficient and does it come with a special HERS (Home Energy Rating System) designation rating its efficiency?

Another issue that may be important to you is whether the home has a front porch. Is it functional, wraparound, or screened-in? You should also note whether or not the home lends itself to an outdoor living space. If yes, ask what packages or options are offered, such as a brick patio and fireplace or fire pit. All of these features are created with you in mind, to improve or complement your day-to-day lifestyle.

When you’re touring models be sure to ask the sales counselor what options come standard vs. what things are an upgrade. Most builders typically have a base-price package of products that might not be demonstrated in the model home but that might be available to see in a quick move-in home elsewhere in the neighborhood. If you’re shopping in a community that has upgrades that appeal to you that cost more than what’s included in the base home price, be sure to factor that in for your final budget!  Also ask builders if they have a Design Center and Design Consultant to help you navigate through the selection process.
