For 2018, Kolter announces new plans and a new phase in The Ponds. John Manrique, Vice President of Marketing for Kolter Homes LLC said, “We have a new Phase coming in early 2018 that is located behind the Farmhouse Social Center, which means it will have super convenient access to the pool, Shady Oak Cottage Coffee House, the tree house playground and the historic Farmhouse.”
He also disclosed the new “family-friendly” home plans.

- Ashley — 3 Bedrooms; 2.5 bathrooms from $247,900. This two-story home’s gigantic 16 x 24-foot family room with optional fireplace is the heart of the lower level. The plan has all bedrooms on the second floor.
- Beaufort — 3 Bedroom (with an option for 4); 2.5 bathrooms from $262,990. The Beaufort has a separate dining room as well as a commodious 23.5 x 16.8-foot great room. On the second floor are located an owner’s suite and two bedrooms which share a Jack and Jill bathroom.
- Cooper — 4 Bedroom; 2.5 bathrooms from $282,990. Space to spare is included in this home with a flex room on the lower level at the front of the home. The great room spans the rear of the house and has easy access to a centrally located laundry room. On the second floor an owner’s suite and three bedrooms give everyone in the family lots of privacy.

The Ponds is a lifestyle-focused community which builds on the vibrancy and historic ambiance of Summerville. It offers outstanding features which include a YMCA within the community as well as 17 miles of walking, biking and hiking trails and lakes and ponds for paddling. Manrique announced new YMCA benefits for The Ponds home buyers to help residents get engaged in all the community has to offer. He said, “All new residents receive one month free; and all residents who join [the Y] are exempt from the joining fee and all family members receive a monthly discounted rate.”

Residents enjoy events planned by their Lifestyle Director in conjunction with their social committee. Regular social events like luaus, cocktail parties and outings are scheduled monthly. A variety of clubs and hobby groups — bunco, fishing, book club, men’s poker group — meet weekly or monthly.

Recent gatherings have included Mindful Mondays, Wellness Wednesdays where residents enjoy learning how to slow down, center and take care of themselves. Bunco and art events are also popular. At The Ponds, it’s not unusual to see people paddle boarding on The Village Pond or family biking along the bike paths. Annual fitness activities at The Ponds include The Youth Triathlon organized by the YMCA and The Turkey Trot, a Thanksgiving fun run and 5K. The Outdoors Club goes on regular excursions around the area.
The Ponds Conservancy schedules monthly programs to educate residents and the wider public about the history, the land and wildlife where The Ponds is situated. In October, The South Carolina Center for the Birds of Prey had an educational program and flight demo at The Ponds Amphitheater which had attendance of more than 300 people.
