Nexton’s first vertically integrated mixed-use development to feature residential, retail and dining options

SUMMERVILLE, SC – Sharbell Nexton, LLC (Sharbell) announced today the groundbreaking of the first phase of the Lofts Downtown Nexton apartments, a collection of luxury apartments in the urban-inspired mixed-use community serving the growing number of residents in Nexton and the surrounding region.
Located on approximately 3.3 acres at the intersection of Metropolitan Avenue and Sigma Drive, Sharbell has broken ground on the community’s first phase, which will feature 64 loft-style rental residences above ground-floor retail.
The Lofts will offer a mix of one-and two-bedroom units located over approximately 20,000 square feet of retail space, with the project’s leasing team targeting a blend of dining, service, and retail options for the ground-floor storefronts.
“Our vision for Downtown Nexton is to provide residents and employees with the convenience of city life and the comforts of Lowcountry living,” said Sharbell President Thomas Troy. “The Lofts is the latest step in bringing that vision to life.”
Upon completion of the first phase in early 2024 the Lofts will include amenities such as a clubhouse, resort-style pool with tanning shelves, firepit with seating areas, private cabanas, outdoor café tables and bar area and a dog park. The Lofts is the second residential component to break ground in Downtown Nexton this year, following The Ames multifamily community in June 2022.
Situated on nearly 100 acres between Sigma Drive and Brighton Park Boulevard, Downtown Nexton will provide retail, dining, hospitality, residential, service, office, and commercial options within walking distance of many of Nexton’s neighborhoods.
The following contractors and consultants have been selected by Sharbell to develop the Lofts Downtown Nexton: Seamon Whiteside Engineers, McMillan Padzan and Smith Architects and Hill Construction.
